MidAmerica Industrial Park and Grand River Dam Authority (GRDA) worked with Lambda to bring a new data center to undeveloped land within MidAmerica Industrial Park. The questions below explain why the project is locating here and how it will benefit Mayes County.
THE PROJECT
WHAT IS LAMBDA PLANNING AT MIDAMERICA INDUSTRIAL PARK?
Lambda plans to develop a data center on industrial land in the southern portion of MidAmerica Industrial Park. The company provides cloud computing infrastructure for artificial intelligence (AI). More details about the facility and its development schedule will be shared as planning progresses.
WHY IS THIS SITE APPROPRIATE FOR A DATA CENTER?
The project will put long-unused industrial property to productive use. The site is within an established industrial park with infrastructure already designed to support large-scale development to minimize impacts on surrounding residential areas. MidAmerica and GRDA can coordinate planning for land, utilities and access with an experienced team already serving industrial customers.
HOW DID MIDAMERICA AND GRDA SELECT LAMBDA?
MidAmerica and GRDA took a proactive approach to selecting Lambda. They only accepted proposals from companies that met a rigorous set of qualifications. They presented the site's land and utility capabilities to prospective developers and sought a project that fit those assets while delivering a strong return to the region. They selected Lambda for its planned investment, approach to responsible development and commitment to the community.
WHY DID LAMBDA CHOOSE MIDAMERICA?
MidAmerica offers land designated for industrial development, established water and wastewater systems, communications options and a long-standing power partnership with GRDA. The park has experience supporting a data center at global scale: Google
selected MidAmerica in 2007 and has expanded its campus here over time. MidAmerica has also improved its water systems, roads and other infrastructure to support major employers.
COMMUNITY AND ECONOMIC BENEFITS
WHAT TAX REVENUE IS THE PROJECT EXPECTED TO GENERATE?
Based on current tax rates, Lambda is estimated to pay $500 million in taxes over the next 10 years. That revenue will benefit local communities and the state of Oklahoma. Actual collections and the amounts received by individual taxing entities will depend on the completed project and applicable tax rules.
HOW WILL CHOUTEAU-MAZIE PUBLIC SCHOOLS BENEFIT?
This project puts long-unused industrial land to work. For the first time, this property will generate significant tax revenue for Chouteau-Mazie schools and other Mayes County entities. A stronger local tax base is expected to provide the school district more resources for students, teachers and facilities.
DID MIDAMERICA OFFER TAX ABATEMENTS OR OTHER INCENTIVES TO SECURE THE PROJECT?
MidAmerica did not provide project incentives or a property tax abatement to secure the land sale. Lambda will pay full market value for the land. The land sale also gives MidAmerica capital to invest in the park and pursue the next employer, creating additional tax revenue and creating more jobs. That is how one project creates opportunities well beyond its own property line
HOW ELSE WILL THE PROJECT SUPPORT THE LOCAL ECONOMY?
The project is expected to create up to 1,000 construction jobs and opportunities for local contractors, vendors and suppliers as development moves forward. The land sale will also provide MidAmerica with capital it can reinvest in the park to prepare for and recruit other employers. GRDA expects to receive revenue from power sales that it can reinvest in the infrastructure serving its customers.
HOW WILL LAMBDA SUPPORT THE COMMUNITY WHILE THE FACILITY IS UNDER DEVELOPMENT?
Lambda has voluntarily committed to investing millions of dollars into community initiatives that support local priorities such as local schools, infrastructure, community services and more. with that commitment beginning during development. In the coming weeks, Lambda and MidAmerica will continue meeting with local leaders and residents to listen and gather input to help guide community investment. As planning progresses, more information will be shared about the project timeline and its expected economic impact.
POWER AND WATER
CAN GRDA SERVE A PROJECT OF THIS SCALE?
Yes, GRDA did a load study and found they can accommodate the data center load on their system. Lambda is also working to design the project to be able to dial back certain computing loads during periods of peak demand, which allows the facility to be a more flexible partner to the grid rather than simply a fixed load.
GRDA has supplied power to MidAmerica's Industrial Park since 1960. Its Grand River Energy Center sits at the park's southern edge. GRDA has a diverse portfolio of energy generation starting back in 1940 with their first Hydroelectric project, the “Pensacola Dam.” GRDA added two new generations to its portfolio with Unit 3, a combined cycle natural gas in 2017 and dedicated Unit 4, a single cycle natural gas generation unit in September 2026 as part of long-range investment to serve the customers and communities they serve across Oklahoma.

WILL OTHER GRDA CUSTOMERS PAY TO DELIVER POWER TO LAMBDA'S SITE?
No. Lambda has committed to pay the upfront infrastructure costs required to deliver power to its site, so those costs are not passed on to other GRDA customers. In its effort to protect ratepayers, Lambda has also signed the White House Rate Payer Protection Pledge and will pay for all the electricity its facility uses.
HOW WILL THE FACILITY USE WATER?
Lambda plans to use a closed-loop cooling system designed to recirculate water and reduce consumption compared with traditional data center cooling. MidAmerica owns and operates the park's water and wastewater systems and has upgraded treatment, distribution and collection infrastructure over time. The partners will share project
specific water information as the facility design advances.
WHAT HAPPENS NEXT
WHEN WILL CONSTRUCTION BEGIN AND WHEN WILL THE FACILITY OPEN?
The partners have not announced a construction start or opening date. Lambda and MidAmerica will share a more detailed project timeline as plans progress.
